Thailand LTR Visa: The Complete 2026 Guide to Long-Term Residency

Updated 17 July 2026 · Reviewed against official BOI sources

What is the Thailand LTR visa?

The Long-Term Resident (LTR) visa is a government-backed programme administered by the Board of Investment (BOI), effective 1 September 2022. It grants a 10-year renewable stay structured as 5 + 5 years, with unlimited multiple entry and no separate re-entry permit. It is aimed at high-value residents Thailand wants to attract — the wealthy, pensioners, remote professionals and the highly skilled.

Key benefits of the LTR visa

Standard Thai personal income tax is progressive from 5% to 35%, which is what makes the 17% flat rate and the foreign-income exemptions materially valuable.

Wealthy Global Citizens is now asset-based with no annual income requirement. Work-from-Thailand applicants need an employer that is publicly listed or has at least US$50M revenue over three years. For Highly-Skilled Professionals, the old 5-year work-experience requirement was removed entirely in January 2025, and 15 targeted industries qualify. Spouses and dependents need US$50,000 insurance each (or a US$25,000 deposit), can apply for work permits after approval, and — since 23 January 2025 — same-sex marriages are recognised for dependent eligibility.

Thailand LTR visa 2026 updates — what changed?

LTR visa tax benefits explained

A flat 17% personal income-tax rate applies specifically to Highly-Skilled Professionals on employment income. Work-from-Thailand Professionals, Wealthy Global Citizens and Wealthy Pensioners are exempt from Thai tax on foreign-sourced income remitted to Thailand. These are meaningful against standard progressive rates of 5–35%. Individual circumstances vary — confirm your position with a qualified Thai tax adviser.

Only the LTR is a formal non-immigrant visa that counts toward Thai permanent residency, and only it grants work authorisation to the holder (and a digital work permit to dependent spouses).

How to apply for the LTR visa

  1. Submit the application via the official BOI LTR online portal (PDF documents accepted).
  2. BOI qualification endorsement — about 20 working days.
  3. Collect the visa at the Immigration Bureau via TIESC in Bangkok, or at a Royal Thai Embassy abroad by e-visa.
Most common mistake

Choosing the wrong LTR sub-category is the single most common and expensive application error. Employer-revenue claims need certified financial statements or auditor letters, and marriage/birth certificates need proper certification or apostille to avoid delays.

Life after approval

Holders report to Immigration once a year (window: 15 days before to 7 days after the notification date, at TIESC) rather than every 90 days. The work permit is valid immediately on filing, without waiting for issuance, but becomes void if the LTR visa lapses. No separate re-entry permit is needed thanks to the multiple-entry privilege.

Frequently asked questions

Who is eligible for Thailand's LTR Visa?

There are five streams: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals, Highly-Skilled Professionals, and their spouses and dependents. Each has its own financial and qualification criteria set by the Board of Investment.

What are the benefits of an LTR Visa in Thailand?

A 10-year renewable stay, annual reporting instead of every 90 days, no separate re-entry permit, airport fast-track, and — for qualifying categories — foreign-income tax exemption or a 17% flat rate. The digital work permit also exempts the employer from the usual 4:1 Thai-to-foreigner hiring ratio.

How long is the Thailand LTR Visa valid for?

Ten years, structured as an initial five-year grant renewable for a further five, with unlimited multiple entry and no re-entry permit required.

How much is the LTR Visa in Thailand?

The government fee is 50,000 THB per person for the 10-year visa. The digital work permit, where applicable, is 3,000 THB per year. Applicants must also hold at least US$50,000 in health insurance (or a qualifying deposit).

How can I get an LTR Visa in Thailand?

Applications are submitted through the official BOI LTR online portal. After BOI qualification endorsement (about 20 working days), the visa is collected at the Immigration Bureau via TIESC in Bangkok or at a Royal Thai Embassy abroad by e-visa.

How long does it take to get an LTR Visa in Thailand?

BOI qualification endorsement typically takes around 20 working days, with total processing commonly cited at 4–8 weeks for a complete application.

What is the difference between the LTR Visa and the Thailand Elite Visa?

The LTR grants work authorisation (and a digital work permit for dependents) and is a formal pathway toward permanent residency; the Thailand Privilege Card grants neither. The LTR fee is 50,000 THB versus 900,000–5,000,000 THB for Privilege, but the LTR imposes real income or asset tests.
